studying juridical and legal nature of time sharing samad hazrati[1]   abstract in the modern era, which is called communication era, the effect and influence of legal systems are inevitable, since industrial development, technology, sciences and human knowledge result in  new  events in different fields such as legal regulations and vast relationships among the nations and states result in transferring new experiences from one place to another. one of such issues is time sharing which plays a key role in some european countries in attracting capital and preventing resource losses. some iranian companies use it in practice without determining its legal and juridical nature. they use contracts such as share selling, benefits peace, renting and participation in order to adjust their activities with juridical and legal regulations. hence, the present article was written to explain juridical and legal nature and features of time-sharing and it is enforceable till enactment of a specific rule called article 10 of civil law. however, it requires enactment of law by the legislator authorities in order to solve the disputes and create a unified process and to meet the society’s needs and necessities of modern era. key words: time sharing, ownership transfer, time ownership, undetermined contracts [1] -phd. candidate in private law, islamic azad university, researches and sciences branch of tabriz, faculty member of islamic azad university of mahabad, mahabad, iran
